It is our responsiblity to create and enforce land use plans, zoning regulations, and development guidelines to ensure orderly and sustainable development. This involves determining where different types of development (residential, commercial, industrial, etc.) can occur and establishing standards for building size, height, density, setbacks, and other parameters.
We review development proposals and issues permits and approvals based on compliance with zoning regulations, building codes, environmental standards, and other applicable laws and policies. This includes conducting site inspections and ensuring that proposed developments meet safety, health, and environmental requirements.
Our focus is on assessing the environmental effects of proposed developments and implementing measures to safeguard natural resources, ecosystems, and sensitive areas. This may involve conducting environmental impact assessments, requiring mitigation measures, and monitoring compliance with environmental regulations.
In order to plan and manage infrastructure development, the agency collaborates with other government agencies and stakeholders, which involves planning and managing roads, utilities, transportation systems, parks, and public facilities. This ensures that new development is adequately supported by infrastructure and that growth is sustainable over the long term.
ESDCA engages with the public, stakeholders, and community groups to gather input, provide information, and foster dialogue on development issues. This may include holding public hearings, conducting consultations, and facilitating community participation in the planning and decision-making process.
Enforces zoning regulations, building codes, and other development standards through inspections, enforcement actions, and penalties for non-compliance. This helps ensure that development activities adhere to approved plans and regulations and maintain the integrity of the built environment.
We monitors trends in development activity, evaluates the effectiveness of planning policies and regulations, and recommends adjustments or updates as needed to address changing conditions and emerging challenges.
